MARKETING PLAN

Photography, video, floor plan - we can discuss the possibility of painting/staging before having it photographed if you would like to. We have wonderful stagers and painters that we can recommend. As soon as we have a few photos, we will go "Coming Soon" in the MLS for about a week to let agents have a heads up and see it before we go "Active". We will also be putting finishing touches on your listing during this time.

When we are totally ready, with all of our photographs, video, floorplan, feature sheet loaded into the MLS, as well as printed brochures and marketing materials we will go "Active" in the MLS. Once we are "Active" your listing will feed to the public sites: Zillow, Realtor.com, Redfin, etc. If you are interested in open houses we would plan on holding your home open the very first weekend we go "Active" and periodically after that until we are under contract. We have a social media team, and we use our team, brokerage and personal social media to market your property with "Coming Soon", "Active", "Open House" posts as well as others. We will create a website for your listing that will be accessible from our website rocoluxuryhomes.com. Your listing will also be featured on our brokerage website Retsy.com. The video we have produced for your home will be available on the MLS, rocoluxuryhomes. com, the YouTube page for rocoluxuryhomes, and RETSY’s YouTube page. As the only member of Forbes Global Properties in Arizona, we will also be able to network through our Forbes association with other Forbes agents in other states.

During "Coming Soon"

We will advertise as a pocket listing to RETSY, our brokerage, letting the over 200 agents that our part of our brokerage know about our pocket listing. We will advertise as a pocket listing with Top Agent Network, reaching the top 1% of agents in Maricopa County.

A day or two before we go "Active" we would like to hold a "Broker Open" allowing agents to get a sneak peek before the public sees it. Broker Opens last about two hours. We provide beverages and food. Broker Opens are very fun and social - a great way of inviting/meeting agents who work in the neighborhood.
